TERMS AND CONDITIONS

Booking

We normally accept only Saturday-to-Saturday bookings. However, shorter breaks may be considered outside the peak season subject to availability at the time of your enquiry. The proprietor reserves the right to decline any booking request at his sole discretion.

Payment

A deposit amounting to 30% of your total booking fee is required at the time of the booking. The balance of the booking fee together with the breakage and phone deposit is required not later than 6 weeks prior to the date of your arrival. If the balance of the booking fee is not paid by the due date, then we will immediately offer the accommodation for let at whatever price is appropriate and your deposit is forfeit. Should the accommodation be re-let, then your deposit will be refunded less the difference, if any, from the rental received on re-letting together with a handling charge amounting to 5% of the total booking fee.

Cancellations

Cancellations must be received in writing.

If the cancellation is made more than 6 months prior to the arrival date, then your deposit will be fully refunded.

If the cancellation is made less than 6 months prior to the arrival date, then we will immediately offer the accommodation for let at whatever price is appropriate and your deposit is forfeit. Should the accommodation be re-let, then your deposit will be refunded less the difference, if any, from the rental received on re-letting together with a handling charge amounting to 5% of the total booking fee.

Should the accommodation be re-let, then your full payment will be refunded less the difference, if any, from the rental received on re-letting together with a handling charge amounting to 5% of the total booking fee.

Arrival and Departure times

Your accommodation will be available after 4.00 pm on your day of arrival and must be vacated by 10.00 am on your day of departure. Please advise us of your expected time of arrival in advance so that arrangements can be made for collection of your key.

On departure, your key is to be returned to the proprietor or their representative.

Occupation

Bookings are not transferable to another party except with the prior permission of the proprietor.

Liability

The use of the accommodation and amenities is provided entirely at the users risk and the proprietor accepts no responsibility for any injuries, however caused, to persons visiting the premises or loss or damage to any personal property brought on to the premises.

Pets

Pets may be considered by prior arrangement.

They are accepted subject to their owner accepting liability for any damage that they may cause. The pet owner must provide suitable bedding and they are not to be allowed on the furniture or left unattended in the property.

Breakages and Defects

Any deficiencies, damage or failures of any items in the premises must be reported to the proprietor immediately. Guests are asked not to undertake repairs except in an emergency for safety reasons.

Linen

Linen will be provided. This will include bed linen, bath and hand towels and kitchen and tea towels.

Fresh linen is provided for each week of stay.

Departing

Guests are asked to leave the property and its contents clean and tidy at the end of their stay.

Parking and Access

There is ample parking for several cars.

There is an area to the rear of the property where a number of ponies live and graze. Vehicular access around the side of the property must be kept clear at all times.

Lake and garden

The lake and garden areas are available for the use and enjoyment of our guests. For safety reasons, no swimming or boating is allowed in the lake.

Fishing is permitted.

The lake extends to approximately 10' deep in places so please take extra special care when supervising children nearby.
